Due to the company’s rapid growth to date as well as its plans to grow to $1 billion of assets, there is a need for a National Director of Leasing. This is an outstanding opportunity for the individual to play a major role in growing this portfolio.

POSITION DESCRIPTION

The National Director of Leasing position is responsible for all leasing efforts of the real estate portfolio. This includes efforts to lease up newly acquired properties, maintain and improve occupancy in the stabilized portfolio and improve resident retention.

The position will have direct reports, including an on-site leasing personnel and support staff.

This position will travel approximately 40% of the time to various properties located nationwide.

DUTIES AND RESPONSIBILITIES:

  1. Do whatever it takes to get to 100% occupancy
  2. Ensure each property meets its rental income goals
  3. Establish marketing programs & promotions.
  4. Motivate and reward sales personnel in achieving leasing goals
  5. Review acquisition proforma leasing goals.
  6. Train personnel on proper sales techniques.
  7. Maintain and improve competitive market data system.

QUALIFICATIONS

BS or BA degree from four-year college or university

MBA is a plus.

10 to 15 years relevant work experience.

Real estate apartment leasing experience is preferred.

Experience in managing sales personnel.

Excellent knowledge of Microsoft Office products, especially Excel.

NWJ Companies is comprised of four functional departments which handle critical areas of operations: Finance, Stabilization, Asset Management and Acquisitions. The Acquisitions Department has three divisions: Small-Cap Acquisitions, Portfolio and Lender Direct divisions. The Small-Cap Acquisitions division focuses on acquiring multi-family properties consisting of less than 500 units; the Portfolio division concentrates on large portfolio acquisitions consisting of a minimum of 500 units; and the Lender Direct division is responsible for acquiring distressed properties and loans directly from financial institutions. The combination of experienced management and real estate professionals, along with conservative acquisition procedures has supported the company's rapid annual growth. NWJ Companies' principle offices are located in New York City, NY and Philadelphia, PA, with ancillary offices throughout the country.

 

Responsibilities:

  • Initial assignment will be to stabilize a 379 unit complex in south Kansas City with crime and security issues
  • Assignments typically range from 6 to 12 months
  • Initial assignment will require the following job duties:
    • Oversee on-site management and maintenance staff of 10 people
    • Administer security service contract and oversee their daily activities
    • Work with local police and community leaders toward crime reduction and prevention programs
    • Work with neighboring communities to partner up on crime prevention and reporting
    • Work with federal and local government to attain community improvement grants and assistance for low income residents

 

Qualified Candidates Must Have:

  • 5+ years experience with section 8 and other low income property management
  • Experience with attaining federal and local grants
  • Experience with crime prevention and modern security systems
  • Experience with lease up projects
  • High energy and desire to succeed
  • Willingness to travel and relocate for extended periods
  • Strong organizational and time management skills
  • Computer proficiency

Maintenance Manager

Maintenance Manager needed for established property management company located in center city Philadelphia. Portfolio consists of properties located in center city, university city, and suburbs. Candidate should have prior experience in managing a maintenance staff and have the necessary certifications required of the position. Responsibilities include managing maintenance and janitorial activities relating to the organization`s physical properties which include but are not limited to monitoring vendor services and overseeing works order and apartment turns. Candidate will be expected to utilize his/her advanced knowledge of mechanical, electrical, carpentry, plumbing, and HVAC in this hands-on position. Excellent organizational and communication skills a must. Position reports to Regional Property Manager. Requires a 4 year degree or equivalent (6-10 years experience).

Construction Manager

Oversee and manage $2-$4 million in capital improvements per year.  Typically projects consist of apartment building renovations.  Projects are completely managed from conception including payback calculation to completetion.  Individual is required to work with all disciplines of building contractors.  Working knowledge of HVAC systems required.  Position requires strong budgeting, forecasting, communication and scheduling skills.  Travel is required; position location is flexible.  Position reports to the President.
